Merritt Capital Business Park
January 2020 Closing – Represented the Lewis family in their $3,458,500 sale of 74.175 acres of vacant land along Ligon Mill Road in Wake Forest, NC to Merritt Properties, currently under development as Merritt Capital Business Park. Prior to my listing, the property had been for sale as a residential site, in and out of several contracts. After a discussion with Wake Forest Town Planners and the Economic Development team, it was determined that the town would support rezoning for industrial use. Along with a local attorney, I shepherded the property through the rezoning process, which was the first request to the Town for a residential to industrial rezoning in more than 25 years. I presented the land to Merritt Properties, who soon went under contract and closed after lengthy negotiations with the North Carolina Department of Transportation regarding street access.
